Fair question — it's the one I get most. When I was 13, bad property advice cost my family everything: three concurrent mortgages on a S$5,000 household income, a BTO sold below market, years of credit-card debt.
Credit wasn't the hard part of coming back — knowledge was. Most Singaporeans with perfect credit still overpay by S$100K–S$300K because nobody taught them to read developer costs, absorption rates, or exit liquidity.
Rebuilding as a real estate advisor, I learned the method deal by deal — and then applied it with my own money: first the CBD unit, then the units that retire my mum and dad, then commercial. Every purchase self-funded, under my own and my family's names.
